Guidelines for Changes or Maintenance of Lawn Edging and  Lawn Lights:

Please use these guidelines for replacing or repairing one of these items on your property. Any time you alter or change the existing condition in any way, it requires a design review application. Provided that you make these changes for repair or maintenance, then a DRA is not required.


 

Lawn Edging Repairs and Replacements:

If you are repairing or replacing and select materials from the following pre-approved lists, a design review application is not required.

  • Maintain edging as approved and installed.
  • Landscape edging shall conform to the requirements established by the 14 February 2005 memo.
  • Edging other than that described in the lawn edging memo should be submitted for review and approval through the Design Review Application process.

 

 

Lawn Edging Installation:

The Community Architect has developed documents to assist Homeowners in the selection of lawn edging.

Edging Material Types:

  1. Granite or other high-quality naturally quarried local stone
  2. Brick masonry to match the brick masonry of the house
  3. Steel
  4. Plastic

Color:

  1. Black
  2. Dark natural-stone color
  3. Earth tones
  4. Brown
  5. Grey or brick masonry colors (to match the masonry found at the house of which the border resides). Brick masonry colors consistent with brick masonry colors found at King Farm shall be acceptable if the house at the unit or lot does not have brick masonry on its facades.

Size: 
The following size limitations shall apply:

  • Stone/Brick Materials:
    • Borders of stone or masonry should not project more than 6” higher than the ground which it rests.
    • Stone and brick masonry shall be 3 and 5/8” wide (maximum).
  • Steel/Plastic Materials:
    • Borders of steel and plastic materials or masonry should not project more than 2” higher than the ground which it rests.
    • Steel and plastic materials shall be 1/4″ —  3/8” wide (maximum).

Style:

  1. The border should be of a form that is a linear, vertical barrier or edge typically. (see edging sketch here).
  2. The border should be a square cute stone or modular brick masonry
  3. Decorative shapes that have scalloped tops are acceptable.
  4. Borders that have a radius of less than 24″ are UNACCEPTABLE.

Location:

  1.  Borders may be placed at existing beds or lawn areas.
  2.  If the border is proposed to create a NEW landscape bed or lawn area, an application must be submitted in accordance with the Design Review Application process.

Materials Requiring Design Review Application:

  • Stackable concrete masonry units used as an edge material shall be submitted with a Design Review Application to the Community Architect for review.
  • All other materials not listed.

Lawn Decorative Lighting Repairs and Installations:

The Community Architect has developed a document to assist Homeowners in the selection of decorative lawn lighting.

Lawn Light Material Types:

    1. Metal, Steel or Aluminum
    2. Durable, High Quality, Plastic — that can not be easily broken

Color:
Decorative lawn light fixtures and hanging posts or standards preferably shall be:

    1. Black
    2. Bronze
    3. Dark green
    4. Dark grey.

*Fixtures whose colors are metallic reflective colors shall NOT be used.

Size: 

    • Fixture Size shall not be larger than 8” high, by 6” wide, by 6” deep with an overall volume not exceeding 288 cubic inches.
    • Mounting Height – The fixture and hanging post or standard shall not stand more than 18” from the top of the fixture above the ground upon which it has been installed.

Style:
The following stylistic conditions shall apply:

    1. Fixtures shall be consistent with existing building mounted lights installed in the same yard.
    2. Simple in design.
    3. Fixtures of a traditional style such as bungalow, neo-classical, coach lamp are acceptable.

*If there is a question about the acceptability of a fixture, a cut sheet or photograph should be submitted to the Community Architect for comments.

Power Source:

    • Hardwired and Solar powered fixtures are acceptable.

Quantity:

    • Front / Side Yard: Up to 6 fixtures total, may be installed in an individual unit/lot.
    • Rear (Back) Yard:  Up to 6 fixtures total, may be installed in an individual unit/lot.

Spacing:

    • Lights should be spaced no closer than 4’ (feet) on center in any direction.

Location:

    • Fixtures and hanging posts or standards may be placed along leadwalks or at landscape borders.

Uplights:

    • All uplight fixtures shall be submitted for review with a Design Review Application by the Community Architect.
