Property Plats and How to Obtain Yours

What is a property plat?

A plat map, also known as a “plat” or “property plat”, is used to show how a tract of surveyed land is divided into lots within a county or municipality. The plat map is drawn to scale and records the land size, boundary locations, nearby streets, and any easements or rights of way. When you purchase a home or property, you will receive a plat map.

Why do I need a plat map?

It is important to locate your property plat because it contains the property divisions to consult when selling or transferring ownership of a property. In addition, it can be useful if there are any questions regarding access to city sewer and water supplies and to double-check other land documents for accuracy.  Lastly, if you have a home improvement project or simply need to know where your property line and easements are, you need a plat map. If you decide to make any non-routine exterior changes to your lot, you will need to include a copy of your plat when you submit a design review application (DRA) to the Architectural Design Trust (ADT) committee.

If I cannot locate my plat, how can I obtain another copy?

If you are unsure of where your property plat is, double-check your settlement documents first. If you still cannot locate your plat, there are a few ways you can obtain another copy.

(1) Use PLATS.NET to obtain a copy of your plat

Subdivision record plats can be printed or downloaded from this online repository maintained by the Maryland State Archives.

  • If you do not know your property plat number, you will need to obtain this first. (your plat number is a 5 digit number).
  • To find your plat number, you can use the City of Rockville Consolidated Parcel Information map (https://www.rockvillemd.gov/683/City-Maps). Launch the map tool and enter your street number and name and click search. Click on your lot and click through the information window to page 2, where you will see information about the lot listed.
  • Within that window, scroll down until you see “SDAT Link” and click “More info”. This will take you to the Maryland State Department of Assessments and Taxation (SDAT). Located “Plat No:” and this is where you will find your plat number. Copy this number.
  • Next, go to the Maryland Plat Archives website for Montgomery County (https://plats.msa.maryland.gov/pages/plats.aspx?cid=MO) and use the “basic search” feature to locate the online copy of your plat. Paste your plat number in the corresponding form and click “search”
  • Your search results will provide the “Accession Number” for your plat – click this link to open the PDF copy. *the accession number should start with the letters “MSA”.
  • Once you have opened the PDF, you can save this file to your computer.
(2) Contact the Land Records Department, County Clerk’s Office, Rockville

 

(3) Info Counter, Montgomery County Planning Department, Silver Spring

Copies of subdivision record plats can be purchased at the M-NCPPC headquarters building (map and directions).

 

(4) Contact the surveyor/land planner for your lot.

Many of the lots in the community were surveyed by Soltesz.

Food Truck Friday Holiday Hiatus

King Farm’s Food Truck Friday is taking a holiday hiatus for the Thanksgiving weekend. Food Truck Friday will return next Friday, December 4 from 5:00 p.m. to 7:30 p.m. with the Big Greek on Wheels truck featuring your favorite authentic Greek meals like pitas with gyro, pork, chicken, falafel, or shrimp and lite fare Greek salads and much more.

2021 King Farm Budget Approved

The King Farm Citizens Assembly 2021 budget was unanimously approved by the Board of Trustees during the October 21, 2020 meeting. The 2021 budget reflects no increase in the monthly assessment dues for King Farm residents. Please check your mailbox for the 2021 payment coupons. Coupons will be mailed out in mid-December to the owners who are not on direct debit. If you are currently on direct debit (meaning Comsource debits your account), you will not receive coupons. You do not need to do anything. The new assessment amount will automatically be deducted from the designated account. If you are not on direct debit, you will receive new coupons in the mail. If you use autopay through your bank, you will need to change the payment amount to reflect the new assessment amount. King Farm Maintenance Inspections Begin Next Month

The King Farm Board of Trustees, along with the Architectural Design Trust Committee (ADT), and Board of Code Compliance is committed to ensuring individual lots are maintained in accordance with the standards prescribed in the King Farm governing documents. Such efforts are critical to preserving the quality of the overall community appearance, as well as property values. The Board of Trustees selected HOA Inspection Services, a third party vendor, to conduct individual lot inspections throughout the community to maintain a more consistent schedule. A new inspection cycle is expected to begin in December 2020/January 2021.

Please note: Management continues to investigate complaints, as well as perform periodic maintenance inspections in addition to the annual lot inspections. A new program for periodic inspections for smaller items will also commence in December 2020/January 2021. Door hangers will be left at the front doors on lots to identify items, not in compliance with the governing documents.

Below is a brief overview of the King Farm inspection process:

1. 1st Inspection & Notice:
o If a notice is received, residents will be provided time to make repairs prior to re-inspection and given a reinspection date.
o Keep in mind that there is a lag time between when pictures are taken and new notices are sent.

2. 1st Reinspection:
o Re-inspections will start on/after the date provided on the notice.
o Typically takes 3 weeks for re-inspections to be performed, data review, and new notices to be printed/mailed.
o Re-inspections are performed at one time.
o Some issues may be corrected prior to reinspection, but all reinspections will take place at the same time. **There are NO individual if issues are corrected prior to reinspections.
o If the findings in the first notice are addressed, a 2nd notice will not be sent.

3. 2nd Notice:
o Any outstanding items will be noted and additional time to make repairs prior to final re-inspection.
o A date for the final re-inspection will be provided.
o Again, there is a lag time between when pictures are taken and new notices are sent.

4. 2nd Reinspection:
o Re-inspections will start on or after the date provided on the notice.
5. Final Notice/Complaint/Notice of Hearing:
o If corrections are not complete after the 2nd re-inspection, a complaint and a notice of hearing will be mailed and a hearing will be scheduled in front of the Board of Code Compliance (BOCC).
o If corrections are made prior to the hearing, the case will be dismissed.

King Farm Neighbors Village News

December is looking to be a busy holiday month for the King Farm Neighbors Village (KFNV).  In particular,  KFNV is looking forward to its highlight  Zoom event –Bonbons and Beer – aka Chocolate and Beer Tasting, led by the staff from True Respite Brewing Co. and The Chocolatier’s Palette on Friday, December 4th from 7:30 to 9:00 pm. KFNV will cover the cost of the beer and chocolate tasting kits for members—one kit per family —as well as deliver the kits to the members.  Participants will enjoy a pairing of four craft beers with Belgian chocolates. What a way to launch the holiday season!

In addition to the highlight event, KFNV will also Zoom host an introductory and exploratory meeting for the new KFNV Movie Club on Thursday, December 3rd at 1:00 pm.  We anticipate that the Movie Club will begin after the first of the year.  Also, the KFNV Virtual Book Club will be held on Thursday, December 10th from 12:30 pm to 2:00 pm, where the book under discussion will be The Great Alone by Kristin Hannah. Finally, the busy month will end with Zoom Coffee and Conversation on Wednesday, December 16th at 10:00 am. At this last Coffee and Conversation in 2020, participants will share their favorite recipes or mementos for Hanukah, Christmas, New Years’, or other winter holidays.

New Montgomery County COVID-19 Restrictions Implemented Effective Yesterday

The Montgomery County Health Officer issued a new health directive yesterday, effective 5:00 p.m. November 24, 2020:

 

The following new restrictions are now in effect: 

• Indoor gatherings can no longer exceed 10 people.

• Outdoor gatherings can no longer exceed 25 people.

• Face masks must be worn at all times when outdoors (and social distance can’t be achieved);

• and at all times inside public facilities.

Food Truck Friday Tonight

King Farm’s Food Truck Friday returns tonight, Friday, November 20, 2020 from 5:00 p.m. to 7:30 p.m. Instead of trying to figure out what to cook for dinner, head over to Saddle Ridge Circle where the Pop-Up Poutine truck will be parked adjacent to the Saddle Ridge Community Center (300 Saddle Ridge Circle). Pop-Up Poutine features authentic Montreal poutine, smoked meat sandwiches, sausage roll, and Tourtiere, a French Canadian meat pie. The truck also features sweet treats like eclairs, macaroons, tarts and cream puffs. Neighbors may place their orders online in advance for pick up at the truck at https://www.kyoo.tech/popuptogo.  Please wear masks and socially distance at least 6 feet part while standing in line. See the list below for the upcoming schedule of when your favorite food trucks will be rolling into King Farm:

Community Notice – Please do not leave food out for animals! 
Management has received complaints that food was left out in front of Bailey’s Commons Pool. It is likely that the food was left for cats in the neighborhood, but leaving food out attracts rodents and other unwanted critters. As a reminder, please properly dispose of food and other garbage appropriately. This means food and trash left outside for trash collection should always be placed in a vermin-proof and waterproof container with a lid to prevent unwanted access by animals. We appreciate your cooperation.

The King Farm Neighbors Village (KFNV) ended its virtual November events with a Zoom Coffee and Conversation on Wednesday, November 18 where the topic was your favorite Thanksgiving holiday food or tradition.

Montgomery County Reinstates COVID-19 Restrictions

The Montgomery County Council approved an executive order reinstating COVID-19 restrictions effective 5:00 p.m. on November 11, 2020.

The following restrictions are now in effect:

Restaurant capacity is reduced to 25%. This goes for gyms/fitness facilities, retail stores, museums, religious facilities, and personal service shops (hair salons, nail salons, massage parlors, barbershops).

Gatherings can no longer exceed 25 people.

Childcare facilities will remain at Phase 2 levels.

Late night alcohol sales (previously allowed from 10pm to midnight) will be suspended.
