King Farm Shuttle Bus – No Holiday Service: Management Office Closed: The King Farm Management Office will be closed Thursday, November 26th-27th in Observance of Thanksgiving. Normal business hours will resume on Monday, November 30 (8:30 am – 5:00 pm). We hope that everyone has a safe and wonderful Thanksgiving! |

Food Truck Friday Holiday Hiatus |
King Farm’s Food Truck Friday is taking a holiday hiatus for the Thanksgiving weekend. Food Truck Friday will return next Friday, December 4 from 5:00 p.m. to 7:30 p.m. with the Big Greek on Wheels truck featuring your favorite authentic Greek meals like pitas with gyro, pork, chicken, falafel, or shrimp and lite fare Greek salads and much more. 2021 King Farm Budget Approved |
The King Farm Citizens Assembly 2021 budget was unanimously approved by the Board of Trustees during the October 21, 2020 meeting. The 2021 budget reflects no increase in the monthly assessment dues for King Farm residents. Please check your mailbox for the 2021 payment coupons. Coupons will be mailed out in mid-December to the owners who are not on direct debit. If you are currently on direct debit (meaning Comsource debits your account), you will not receive coupons. You do not need to do anything. The new assessment amount will automatically be deducted from the designated account. If you are not on direct debit, you will receive new coupons in the mail. If you use autopay through your bank, you will need to change the payment amount to reflect the new assessment amount. King Farm Maintenance Inspections Begin Next Month |
The King Farm Board of Trustees, along with the Architectural Design Trust Committee (ADT), and Board of Code Compliance is committed to ensuring individual lots are maintained in accordance with the standards prescribed in the King Farm governing documents. Such efforts are critical to preserving the quality of the overall community appearance, as well as property values. The Board of Trustees selected HOA Inspection Services, a third party vendor, to conduct individual lot inspections throughout the community to maintain a more consistent schedule. A new inspection cycle is expected to begin in December 2020/January 2021. Please note: Management continues to investigate complaints, as well as perform periodic maintenance inspections in addition to the annual lot inspections. A new program for periodic inspections for smaller items will also commence in December 2020/January 2021. Door hangers will be left at the front doors on lots to identify items, not in compliance with the governing documents. King Farm Neighbors Village News |
December is looking to be a busy holiday month for the King Farm Neighbors Village (KFNV). In particular, KFNV is looking forward to its highlight Zoom event –Bonbons and Beer – aka Chocolate and Beer Tasting, led by the staff from True Respite Brewing Co. and The Chocolatier’s Palette on Friday, December 4th from 7:30 to 9:00 pm. KFNV will cover the cost of the beer and chocolate tasting kits for members—one kit per family —as well as deliver the kits to the members. Participants will enjoy a pairing of four craft beers with Belgian chocolates. What a way to launch the holiday season! In addition to the highlight event, KFNV will also Zoom host an introductory and exploratory meeting for the new KFNV Movie Club on Thursday, December 3rd at 1:00 pm. We anticipate that the Movie Club will begin after the first of the year. Also, the KFNV Virtual Book Club will be held on Thursday, December 10th from 12:30 pm to 2:00 pm, where the book under discussion will be The Great Alone by Kristin Hannah. Finally, the busy month will end with Zoom Coffee and Conversation on Wednesday, December 16th at 10:00 am. At this last Coffee and Conversation in 2020, participants will share their favorite recipes or mementos for Hanukah, Christmas, New Years’, or other winter holidays. We invite all community members to join the KFNV and participate in our monthly events. Membership is free; however, we accept donations that help defray the cost of services and events like Bonbons and Beer. Please consider supporting the KFNV when thinking of your year-end charitable contributions. New Montgomery County COVID-19 Restrictions Implemented Effective Yesterday The Montgomery County Health Officer issued a new health directive yesterday, effective 5:00 p.m. November 24, 2020:
The following new restrictions are now in effect: • Indoor gatherings can no longer exceed 10 people. • Outdoor gatherings can no longer exceed 25 people. • Face masks must be worn at all times when outdoors (and social distance can’t be achieved); • and at all times inside public facilities.
