King Farm Shuttle Bus – No Holiday Service:

Please note that the King Farm Shuttle will not provide service on New Year’s Day.

Management Office Closed:

The King Farm Management Office will be closed on Friday, January 1, 2021, in observance of New Year’s. Normal business hours will resume on Monday, January 4, 2021 (8:30 am – 5:00 pm). We wish everyone a happy, safe, and healthy New Year!

Food Truck Friday – Holiday Hiatus

Food Truck Friday will take a holiday hiatus in celebration of Christmas Day and New Year’s Day both being on Friday’s! Food Truck Friday will return on January 8 with the Big Greek on Wheels.

Holiday House Decorating Winners

The King Farm Citizens Assembly is excited to announce the winners of the first annual Holiday House Decorating Contest. A total of 47 homes entered the competition and the winners, voted on by you, are:

1st place – 505 Watkins Pond Boulevard
2nd place – 503 Bellspring Place
3rd place – 414 Trotter Farm Drive

The first-place winner will receive a $100.00 Visa gift card, second-place winner will receive a $50.00 Visa gift card and the third-place winner will receive a $25.00 Visa gift card. Congratulations to the winners and thank you to everyone who voted and decorated!

City of Rockville to Collect Christmas Trees

Rockville is collecting Christmas trees as part of its regular recycling collection throughout the month of January. The trees will be taken to the Montgomery County Recycling Center, where they will become mulch. The mulch at the recycling center is available year-round and can be picked up, for free, at 16105 Frederick Rd. Residents should place cut trees at the curb for pick-up on regular recycling days after removing all ornaments and metals, lighting wires, stands and decorations, including tinsel. Trees should not be bagged. Unwanted artificial trees should be dismantled and placed in the gray refuse cart for regular weekly collection. Artificial trees that are too large to fit in the cart can be collected by appointment as one of six bulk collections allowed per year, or taken to the Montgomery County transfer station. King Farm Trash & Recycling Reminders

This is a friendly reminder that trash/recycling containers should be put out no sooner than the night before collection and put away no later than the day after collection. Items should not be placed on the street or in the alleyway unless you have a scheduled bulk pick-up. Please see below for some reminders for trash and recycling in King Farm:

When is trash/recycling day?
- Trash/recycling is picked up every THURSDAY by the City of Rockville unless the City indicates otherwise.

When should trash/recycling be placed out for pick up?
- Place trash out the night prior to collection or by 6:00 AM the day of collection (Wednesday after 6:00 PM or Thursday by 6:00 AM).

When does bulk pick up occur?
- Bulk pick ups occur every Thursday, but you need to call in advance to schedule a time for your pick up. Please call the City of Rockville at 240-314-8568 to schedule a bulk pick up (if you do not call, they will NOT pick it up).
- Place your bulk items out the night prior to your scheduled collection day (after 6:00 PM) or the morning of by 6:00 AM.
- Bulk Refuse Items may include: metal, household hazardous waste, electronics, furniture, debris, etc.

Tips on Waste Collection:

Place brown recycling and gray refuse carts at the curb or alleyway the night before collection, but NO later than 6:00 AM on collection day & removed within 24-hours.
Trash Containers MUST be stored in garages or inside the backyard area between collections.
Make sure your cart is not blocking mailboxes, lids are closed, and wheels are to the curb.
Do not overflow refuse carts.
Plastic bags go into the gray trash cart. Plastic bags can be recycled in nearby grocery stores.
Recycling is placed in the brown carts. Do not put recyclable materials in the refuse cart

King Farm Management Office – Temporarily Closed

To protect the health and safety of the office staff and residents, The Management Office (Saddle Ridge Community Center) remains closed to residents. We do not allow walk-ins and we are seeing residents by appointment only at this time. Please call or email to schedule an appointment and wear a mask upon arrival to your appointment.

King Farm Maintenance Inspections Begins Soon

The King Farm Board of Trustees, along with the Architectural Design Trust Committee (ADT), and Board of Code Compliance is committed to ensuring individual lots are maintained in accordance with the standards prescribed in the King Farm governing documents. Such efforts are critical to preserving the quality of the overall community appearance, as well as property values. The Board of Trustees selected HOA Inspection Services, a third party vendor, to conduct individual lot inspections throughout the community to maintain a more consistent schedule. A new inspection cycle is expected to begin in December 2020/January 2021.

Please note: Management continues to investigate complaints, as well as perform periodic maintenance inspections in addition to the annual lot inspections. A new program for periodic inspections for smaller items will also commence in December 2020/January 2021. Door hangers will be left at the front doors on lots to identify items not in compliance with the governing documents. Below is a brief overview of the King Farm inspection process:

1. 1st Inspection & Notice:
o If a notice is received, residents will be provided time to make repairs prior to re-inspection and given a reinspection date.
o Keep in mind that there is a lag time between when pictures are taken and new notices are sent.

2. 1st Reinspection:
o Re-inspections will start on/after the date provided on the notice.
o Typically takes 3 weeks for re-inspections to be performed, data review, and new notices to be printed/mailed.
o Re-inspections are performed at one time.
o Some issues may be corrected prior to reinspection, but all reinspections will take place at the same time. **There are NO individual if issues are corrected prior to reinspections.
o If the findings in the first notice are addressed, a 2nd notice will not be sent.

3. 2nd Notice:
o Any outstanding items will be noted and additional time to make repairs prior to final re-inspection.
o A date for the final re-inspection will be provided.
o Again, there is a lag time between when pictures are taken and new notices are sent.

4. 2nd Reinspection:
o Re-inspections will start on or after the date provided on the notice.
5. Final Notice/Complaint/Notice of Hearing:
o If corrections are not complete after the 2nd re-inspection, a complaint and a notice of hearing will be mailed and a hearing will be scheduled in front of the Board of Code Compliance (BOCC).
o If corrections are made prior to the hearing, the case will be dismissed.

King Farm Neighbors Village News

King Farm Neighbors Village (KFNV) is looking forward to January 2021 with several virtual events:

1. A new club— the KFNV Movie Club — will meet on January 7, 2021, at 2:00 pm where the movie, Remember, with Christopher Plummer will be discussed;

2. On January 14, 2021, at 12:30 pm, the KFNV Book Club will discuss Ann Patchett’s book, Dutch House;

3. On January 27, 2021, at 10:00 am, the KFNV will meet virtually for Coffee and Conversation (Note: This is a change in date from the usual third Wednesday of the month.). The topic will be what you want to accomplish in 2021, especially what dreams you have post-pandemic; finally,

4. On Thursday, January 28, 2021, from 3 pm to 5 pm the KFNV will facilitate its highlight event of the month: a pictorial presentation on the evolving history of the city of Rockville. Specifically, Ralph Buglass [pronounced: BU – glis] will narrate a virtual Zoom presentation entitled, Rockville: A Pictorial History. Mr. Buglass is a speaker for Montgomery History, the county’s historical society, as well as a volunteer researcher for Peerless Rockville, the city’s historic preservation organization. With Peerless Rockville, Mr. Buglass recently published a pictorial history of Rockville as part of the nationwide “Images of America” series. Mr. Buglass’ presentation on January 28th will include many photos from this book. Mr. Buglass has spoken and taught on a variety of local history topics at various lifelong learning programs around the area. He is a Montgomery County native, graduate of Winston Churchill High School, has a BA in American history from Cornell, and a Master’s Degree in journalism from American University. The KFNV cordially invites all members of the King Farm community to this event, as KFNV membership is not required for virtual attendance to this presentation.

Game Give Away

KFNV has the non-competitive board game “Making Memories Together” for free distribution. This game was designed for the purpose of honoring and communicating with an older family member, and it includes the exercise of surveying favorite family photos. It is especially appropriate for those encountering the challenges of cognitive changes, and the game has earned first place in a competition focused on the use of art in health care.

We do, however, accept donations that help defray the cost of services and events like the successful Bonbons and Beer virtual event that was just held in December.
