Construction Noise – Crane Removal
Crews will begin dismantling the large tower crane at 55 West Gude Drive, the Silverstone Rockville project, starting at 5:00 a.m. on Monday, December 14, 2020. There may be some loud construction noise associated with the crane removal.
Food Truck Friday Tonight
It’s Food Truck Friday and back by popular demand, join Fat Pete’s BBQ truck tonight, Friday, December 11, 2020 from 5:00 p.m. to 7:30 p.m. Fat Pete’s food truck will be parked adjacent to the Saddle Ridge Community Center (300 Saddle Ridge Circle) and featuring your BBQ favorites. Please wear masks and socially distance at least 6 feet apart while standing in line.

Cruisin’ with Claus & Toy Donation Drive
Join us for the first ever “Cruisin’ with Claus,” a drive-thru holiday experience on Sunday, December 20, 2020 from 2:00 p.m. to 4:00 p.m. around the Saddle Ridge Community Center (300 Saddle Ridge Circle). We will celebrate in social distancing style by staying in your car, so grab your keys and come enjoy a fun and safe event for all.
“Cruisin With Claus” will feature “Santa Stops” along the route which will include holiday music, pre-wrapped goodie bags and other fun surprises for all children registered, and of course wave to Santa himself! Be sure to have your children write letters so you can drop them in the special “Letters to Santa” mailbox.
There is no fee to participate, HOWEVER, each vehicle is asked to donate a new, unwrapped toy for the annual holiday toy donation drive. Help us do our part by giving back, now more than ever, this year to those less fortunate children in the Rockville community.
To ensure the safety of staff and guests, you must:
– Remain in your vehicle at all times and all occupants must wear a face mask;
– All treat bags and goodies will be given through the car window;
– Due to a limited supply, pre-sealed treat bags will only be given to children who are present.

Holiday House Decorating Contest
The King Farm Citizens Assembly is excited to host the first ever Holiday House Decorating Contest! Tis the holiday season, so deck those halls (houses) with all that is merry and bright. King Farmers can submit their home for consideration here. Then neighbors can use this interactive map of those decorated homes in the community. Be sure to jot down your top 3 favorites and use this link to cast your vote.
The first-place winner will receive a $100.00 Visa gift card, second-place winner will receive a $50.00 Visa gift card and the third-place winner will receive a $25.00 Visa gift card. Winners will be announced on December 31 via the community e-mail blast and King Farm Chronicle Facebook page.

Toy Donation Drop Off
This year, now more than ever, we all need to spread some holiday cheer. The King Farm Citizens Assembly will be hosting the annual toy donation drive and we need your help! We are asking all neighbors to bring a new, unwrapped toy for donation to the Saddle Ridge Community Center (300 Saddle Ridge Circle) by Friday, December 18, 2020.
Due to the closure of the Community Center, donation hours are restricted to Mon-Thurs from 10:00 a.m. to 12:00 p.m. You may also e-mail [email protected] to schedule a time to drop off your toy donation. Those who will be attending the Cruisin with Claus event on December 20 are asked to bring their toy for donation in the drop box during the drive-thru event.

King Farm Management Office – Temporarily Closed
To protect the health and safety of the office staff and residents, The Management Office (Saddle Ridge Community Center) remains closed to residents. King Farm Maintenance Inspections Begins Soon
The King Farm Board of Trustees, along with the Architectural Design Trust Committee (ADT), and Board of Code Compliance is committed to ensuring individual lots are maintained in accordance with the standards prescribed in the King Farm governing documents. Such efforts are critical to preserving the quality of the overall community appearance, as well as property values. The Board of Trustees selected HOA Inspection Services, a third party vendor, to conduct individual lot inspections throughout the community to maintain a more consistent schedule. A new inspection cycle is expected to begin in December 2020/January 2021.
Please note: Management continues to investigate complaints, as well as perform periodic maintenance inspections in addition to the annual lot inspections. A new program for periodic inspections for smaller items will also commence in December 2020/January 2021. Door hangers will be left at the front doors on lots to identify items not in compliance with the governing documents.
Below is a brief overview of the King Farm inspection process:
1. 1st Inspection & Notice:
o If a notice is received, residents will be provided time to make repairs prior to re-inspection and given a reinspection date.
o Keep in mind that there is a lag time between when pictures are taken and new notices are sent.
2. 1st Reinspection:
o Re-inspections will start on/after the date provided on the notice.
o Typically takes 3 weeks for re-inspections to be performed, data review, and new notices to be printed/mailed.
o Re-inspections are performed at one time.
o Some issues may be corrected prior to reinspection, but all reinspections will take place at the same time. **There are NO individual if issues are corrected prior to reinspections.
o If the findings in the first notice are addressed, a 2nd notice will not be sent.
3. 2nd Notice:
o Any outstanding items will be noted and additional time to make repairs prior to final re-inspection.
o A date for the final re-inspection will be provided.
o Again, there is a lag time between when pictures are taken and new notices are sent.
4. 2nd Reinspection:
o Re-inspections will start on or after the date provided on the notice.
5. Final Notice/Complaint/Notice of Hearing:
o If corrections are not complete after the 2nd re-inspection, a complaint and a notice of hearing will be mailed and a hearing will be scheduled in front of the Board of Code Compliance (BOCC).
o If corrections are made prior to the hearing, the case will be dismissed.

King Farm Neighbors Village News
Events for December 2020 and January 2021:
King Farm Neighbors Village (KFNV) will end this unusual but very busy year with Coffee and Conversation on Wednesday, December 16th at 10:00 am. At this final event for 2020, participants will celebrate the holidays by sharing their favorite recipes or mementos for Hanukkah, Christmas, New Years’, or other winter holidays.
Looking forward to January 2021, the KFNV is happy to announce its first highlight event of the year – an interesting and informative pictorial presentation on the evolving history of the city of Rockville. Specifically, Ralph Buglass [pronounced: BU – glis] will narrate a virtual Zoom presentation entitled, Rockville: A Pictorial History, on Thursday, January 28, 2021, from 3 pm -5 pm. The KFNV cordially invites all members of the King Farm community to this event, as KFNV membership is not required for virtual attendance to this event.
Mr. Buglass is a speaker for Montgomery History, the county’s historical society, as well as a volunteer researcher for Peerless Rockville, the city’s historic preservation organization. With Peerless Rockville, Mr. Buglass recently published a pictorial history of Rockville as part of the nationwide “Images of America” series. Mr. Buglass’ presentation on January 28th will include many photos from this book. Mr. Buglass has spoken and taught on a variety of local history topics at various lifelong learning programs around the area. He is a Montgomery County native, a graduate of Winston Churchill High School, holds a BA in American history from Cornell, and a Master’s Degree in journalism from American University.
Game Give Away:
KFNV has the non-competitive board game “Making Memories Together” for free distribution. This game was designed to honor and communicate with an older family member, and it includes the exercise of surveying favorite family photos. It is especially appropriate for those encountering the challenges of cognitive changes, and the game has earned first place in a competition focused on the use of art in health care.

We do, however, accept donations that help defray the cost of services and events like the successful Bonbons and Beer virtual event that was just held in December. Montgomery County COVID-19 Restrictions Continue
The following restrictions are still in effect in Montgomery County:
• Indoor gatherings can no longer exceed 10 people.
• Outdoor gatherings can no longer exceed 25 people.
• Face masks must be worn at all times when outdoors (and social distance can’t be achieved);
• and at all times inside public facilities.
